Everything you need to get your permit approved and your fence built right.

Installing a fence in Fruitland Park doesn’t have to be a headache. Use this checklist to ensure you meet all City of Fruitland Park Building Department requirements and avoid costly fines or "Stop Work" orders.

☐ STEP 1: The Paperwork (Documentation)

Before you head to City Hall (506 W. Berckman Street), make sure you have:

  • Completed & Notarized Application: The city requires the application to be signed by the owner and notarized. (If we install for you, we handle the notary!).
  • Signed Fact Sheet: You must initial the Fruitland Park "Fence Permit Fact Sheet" acknowledging you know the rules.
  • Proof of Ownership: A copy of your Warranty Deed or Property Record Card (Find this at the Lake County Property Appraiser’s website).
  • HOA/ARB Approval: If you live in a community with an HOA, you must have their written approval letter before the city will issue a permit.


☐ STEP 2: The Site Plan (Your Map)

The city won't approve a permit without a visual drawing. Your site plan must show:

  • The exact location of the proposed fence.
  • The height and material type (e.g., "6ft White Vinyl" or "4ft Black Chain Link").
  • Property lines and the location of your house.
  • Gate Locations: Mark exactly where the gates will be and which way they swing.


☐ STEP 3: The "Notice of Commencement" (NOC)

  • Is your project over $2,500? If yes, Florida Law requires a Notice of Commencement to be recorded with the Lake County Clerk of Courts.
  • The city must have a certified copy of this before your first inspection.


☐ STEP 4: Fruitland Park Code Compliance

  • Front Yard Max: Fences in the front yard cannot exceed 4 feet in height.
  • Rear/Side Yard Max: Privacy fences in the back/sides can be up to 6 feet high.
  • The "Good Side" Rule: In Fruitland Park, the finished side (the "pretty" side) of the fence must face outward toward your neighbors or the street.
  • Visibility Triangle: If you live on a corner lot, your fence cannot block the view of drivers at the intersection.


☐ STEP 5: Inspections

  • Once the fence is finished, you must email [email protected] to request a final inspection. If you don't close the permit, it can cause major issues when you try to sell your home later.

Fruitland Park requires an Owner Builder Disclosure if you pull the permit yourself. This means you are responsible for all liability, worker's compensation, and making sure the fence is exactly on the property line.
